How to compare real estate agent fees with confidence
Commission is only one part of the cost of selling. Here is how to compare agent fees properly, what to ask and what transparent pricing should look like.

Choosing an agent is one of the biggest decisions you make when selling. Fees matter, but the cheapest quote is not always the lowest total cost, and the most expensive quote is not always the best service. The key is knowing exactly what you are paying for.
Look beyond the commission rate
Agents structure their fees in different ways. Some charge a percentage of the sale price, some charge a fixed fee and some use a combination. There may also be separate charges for advertising, photography, styling, signage or administration. When you compare quotes, compare the total expected cost rather than the headline number.
Questions to ask every agent
What is included in your fee, and what is charged separately?
Are marketing costs payable even if the property does not sell?
How is your commission calculated?
Are there any costs if I withdraw the property or change agents?
Who will handle my sale day to day?
Get everything in writing
Before you sign, read the agency agreement carefully. It should clearly set out the fees, the marketing costs, the length of the agreement and the conditions for ending it. Requirements for agency agreements are set at state level, so if anything is unclear, ask the agent to explain it or seek independent advice before signing.
What transparent pricing looks like
A transparent agent will give you a clear, itemised quote, explain how their price estimate was reached and show you the comparable sales that support it. They will be upfront about any costs that apply whether or not the property sells. If a quote feels vague, ask for more detail. A good agent will welcome the question.
Compare service, not just price
Consider how each agent plans to market your property, how they will keep you informed, and their experience in your area and price range. The right agent should help you achieve a strong result, not simply offer the lowest fee.
